Here is an overview of four common plumbing noises and what you can do to troubleshoot them.

1. Banging Pipes

The water in your home's pipes doesn't come to a gentle stop on its own when you stop running water. When water collides too quickly with a valve in your plumbing after turning off a faucet or appliance, it can create a banging sound known as water hammer. Depending on the age of your home, your plumbing may either have air chambers or spring-loaded water hammer arrestors to counteract this effect.

In older homes with air chambers, water can fill the chambers and prevent them from working correctly. To drain the air chambers, turn your water off at the main and open the highest and lowest faucets in your home. Then close the lowest faucet and turn your water back on, allowing the upper faucet to run until no more air comes out.

2. Gurgling Drains

When water isn't running down your drains as quickly as it should, air bubbles can form and you may hear a gurgling sound. The most common culprit behind this is a partial clog in the drain or further down in the pipe. This is especially likely if you only hear the gurgling at one drain or near one appliance. Perhaps you don't even realize you’ve neglected some of those plumbing maintenance tasks, however. Many homeowners are under the impression that all they need to do is call the plumber if the drains start acting up.

1. Replacing Water Heater Anode Rod

Your water heater anode rod has a limited life expectancy. If it's not changed out every couple of years, your tank itself will be in peril. That's because your water heater's tank is actually a very harsh place for metal.

Hot water and minerals can corrode and rust through metal quite quickly.

The anode is made intentionally from easily corroded materials, oftentimes referred to as 'sacrificial metal'. If you see a drip or spray of water anywhere in your house, you'll recognize it for what it probably is — a leak. Toilets make a lot of noise when they flush, but they should be quiet the rest of the time. If your toilet makes noise when it's supposed to be quiet, this could be a sign of a leak or another plumbing problem. Here's what you need to know about some of the most common toilet noises and what they mean.

Excessive Running

Running noises occur when water leaks out of the tank and into the bowl, and then the tank re-fills with water. These noises should cease as soon as the tank is finished filling. Running noises when no one flushes could mean a variety of things:

The valve in the tank allows water to escape into the bowl.
The flapper chain in the tank is too tight and prevents the valve from shutting all the way.
The float in the toilet tank is set to a high mark, causing the toilet to run constantly.

Find out why your toilet makes these noises by opening the tank and peering inside. Jiggle the chain to see if it has slack. If the chain is tight, loosen it. Feel around the base of the valve at the bottom of the chain for algae. Sometimes cleaning slime off the valve can help the tank hold water.

Finally, check the height of the float. The level of the float should be at the same level of the overflow tube. If the float is higher than the tube, adjust it. If none of this works, your toilet tank may need the parts replaced. Talk to a plumbing professional if you're not sure how to get this done.

Gurgling

You may hear a gurgling noise following each flush. This gurgling noise occurs when something blocks the water and prevents the water from passing through the drain. This could be a sign of a sewer backup or of a problem in the drain line. If other drains and toilets in your home behave strangely, this could be a sewer problem. If your toilet is the only fixture gurgling noises, use a plunger to push the obstruction out of the drain. To do this, place a plunger in the toilet bowl when it is full of water. Banging

A banging in the pipes that occurs immediately after the toilet stops running is called a water hammer. A water hammer occurs when water flowing through pipes stops suddenly and hits the valve with an audible bang. The force of water hitting pipes repeatedly can be destructive and may cause the pipes to become damaged over time.

Water hammers can occur because of high water pressure. Water hammers can also occur because of air in the pipes. You can try to fix this problem yourself by draining the pipes in your home and then allowing them to refill with water. To do this, turn off the water main, then open up the sink faucets in the upper level of your home.

Next, open a faucet in the lowest point of your home. Flush all the toilets and turn on all faucets in your house, starting on the top floor. Keep doing this until all water stops flowing. Finally, close all the faucets. Turn the water main back on. Open all the faucets one more time until water flows through all of them. Flush all the toilets.

3 Common Problems Faced by Pressure Regulator Valves

Excessive water pressure — anything above 80 psi — can cause serious problems for a residential plumbing system. Ultimately, such pressure can damage water-using appliances and may even lead to leaks and the problem known as water hammer. Fortunately, you can keep your water pressure within a safe range by installing a pressure regulator valve on your main water line.

As its name implies, a pressure regulator valve caps water pressure at a safe limit set by your plumber. While effective, this plumbing component may develop problems as time goes on. If your home contains a regulator valve, keep reading. This article takes a closer look at three common problems faced by water pressure regulator valves.

1. Blockages

A water pressure regulator valve works in much the same way as an outdoor hose faucet. A screw at the top allows you to increase or decrease the flow of water through the valve. Tightening the screw restricts water flow and hence places a tighter limit on the maximum water pressure.

Unfortunately, over time, a regulator valve may develop blockages that restrict flow beyond the intended amount. Such blockages often stem from high mineral content in your municipal water supply. These mineral deposits accumulate inside of the valve body, leading to lower-than-intended home water pressure.

In most cases, a plumber can resolve this issue by disassembling and cleaning out your regulator valve. Soaking the valve in a calcium and lime remover loosens up and dissolves unwanted mineral deposits. After rinsing the components clean, the plumber reassembles the valve, which should now function without undue restrictions.

2. Damaged Internal Components

Pressure regulator valves come in two main styles: direct acting and pilot operated. The majority of residential water systems use direct-acting valves. These valves contain a heat-resistant diaphragm attached to a spring. When water pushes on the diaphragm with enough force, the pressure causes the valve to close more tightly.

Alternately, low water pressure causes the diaphragm to remain relaxed, thus keeping the valve open more widely. Over time, the moving parts of this mechanism experience a significant amount of force. Eventually those components may succumb to degradation, making them less responsive than they should be.

In other words, the older a pressure regulator valve gets, the more prone it becomes to failure. Generally speaking, most regulator valves have a life span of between 7 and 12 years. If you have recently noticed any abrupt changes in the water pressure in your home, an internal component in your pressure regulator may have failed.

Theoretically, a plumber can dismantle a regulator valve and replace any defective components. Yet this strategy often ends up taking longer — and costing more — than simply replacing the valve entirely. Replacing your valve also ensures that problems stay at bay for as long as possible.

3. Incorrect Pressure Setting

At the top of a water regulator valve sits an exposed screw. This screw allows a plumber to alter the tension exerted on the spring inside of the valve body. Tightening the screw makes it more difficult for water pressure to move the diaphragm, thus raising the maximum pressure. Loosening the screw has the opposite effect.

When faced with insufficient pressure, don't immediately jump to the conclusion that your regulator valve has failed. You may simply need to have your valve adjusted. Virtually all pressure regulator valves have a pre-set pressure limit of 50 psi. Most homeowners consider this too little pressure.

What You Should Know About Your New Home's Plumbing

You'll need to know where individual shut-off valves are in any of the following situations:

When the toilet won't stop running
When the shower drips or runs after you've turned it off
When you have a leak coming from one of your fixtures
When a sink overflows

These are only a few examples of times when you'll need to know where the shut-off valves are. Shutting off the water at the fixture's valve or knob won't solve your problems. This is a temporary fix that can stop flooding and reduce the risks associated with water damage (such as wood rot or mold development). After promptly shutting off the water, call a professional plumber for an expert repair.

How to Read the Water Meter

Before you can read your water meter, you'll need to locate it. Most residential structures have this on the outside of the building. You can detect a home leak if you take a reading from the meter while the water is off or you aren't actively using it.

You may need to lift off the meter cover to read the meter. Look for the 1-cubic-foot dial - it should be marked as such. This dial measures how much water you're using. When the water isn't in use or is turned off at the main shutoff or at individual fixtures, the number should not change.

Read the number and write it down. Wait at least half an hour and read the meter again. If the reading changes, you'll need a plumber to inspect your home for a leak.

How to Read the Water Pressure

With plumbing sequestered deep within your home's walls, it’s easy to forget about maintaining and replacing it. Depending on the age of your home, your plumbing may be due for a complete overhaul. On the other hand, you could just have some minor issues that need to be worked out. How can you tell? Here are a few of the major signs that the time has come to replace your plumbing.

Is Your System at the End of Its Life?

The type of pipe you have will affect how long they last. Your first step in determining whether your plumbing has to be replaced should be to find out what material it's made of.

Drain/Vent Piping:

PVC . PVC piping can last over 40 years. Plumbers often choose it for safety and/or ‘soundproofing’ purposes; because it is the quieter of the plastic pipes used in plumbing drains. Not only is PVC easy to work with and affordable, but it is also unlikely to be influenced by heat or chemicals.
ABS . ABS is a similar type of piping to PVC. Plumbers in our area use ABS roughly 3-to-1 over PVC because it’s slightly cheaper and much easier to install because the glue is easier to use. It also has roughly the same lifespan as PVC.
Copper : Copper pipe and fittings used in drains has fallen out of favor with homeowners and plumbers alike. Not only is it much more expensive than it’s plastic alternatives, but it is much more difficult to install due to the need to solder each joint. It also, depending on usage (types of chemicals put down drains, etc.) may not last as long as ABS or PVC.
Galvanized (Steel) and/or Cast Iron : Galvanized steel pipe and fittings can last up to a century. It is extremely durable but is very susceptible to corrosion and rust. If you have older cast iron or steel pipes, you may need to have them inspected. As with any steel-based piping, it corrodes from the inside before you can see much on the outside of the pipe. The first thing to look for is corrosion (rust) on the outside of the pipe and fittings. If you see this, it may be nearing the end of its lifespan.

Water Piping:

Copper: Copper pipe and fittings are still highly recommended by most plumbers. It may be the most expensive option for water lines - however, installed properly, using the correct soldering paste (flux) and wire solder, it can last over a century... longer than most of us will have to worry about it. However, before the 1990’s, it was not uncommon for plumbers to use more acidic flux and/or wire solder that was lead-based (today, these are not available, so it is a very safe product). If you notice an abundance of green oxidation on your pipe and/or fittings, it would be a good idea to have them looked at by a professional.
PVC: PVC (White Plastic) piping should not be used inside the home for your potable water supply – and never on hot water lines. PVC is only used as drainage piping within the home... but is regularly used for water lines outside the home for sprinkler systems, etc..
CPVC: CPVC (Beige/Almond colored plastic) is fairly common for use inside the home for pressure water lines, both hot and cold. Many plumbers don’t like to use CPVC because it is the least durable (prone to cracking) of the options for water piping.
PEX . PEX (Polyethylene Cross-Linked) is another type of plastic-based piping which can last a century. It is more expensive than CPVC, but much less than copper because it's easier and faster to install due to its flexibility and because it uses less fittings. PEX is fast becoming a favorite of plumbers, and homeowners alike it due to cost savings and the fact that it is ‘quieter’ than copper pipe when the water is running! All PEX is not created equal, however, and it is a good idea to talk to your professional about what brand(s) are recommended.
Galvanized Steel . Steel pipes will last up to around 50 years and may be susceptible to corrosion. See the “Drain/Vent Piping” section. Most plumbing professionals will advise against using galvanized piping in replacement scenarios.

If your pipes are approaching the end of their life span, consider calling a plumber to replace them before they fail.

Your Water Is Discolored

As mentioned, certain pipe materials may corrode over time. When they corrode, they can start to leak. Corrosion is often evident in a change in coloration of your water. You may even see rust flakes in your water. Your water may also look yellow, brown, or somewhere in between.

Your Monthly Water Bill Is Rising

If your water bill keeps rising, but your usage is staying the same, your pipes are likely leaking. Leaking pipes will get worse over time, potentially causing damage to the structure of your home. Get repairs as soon as possible to avoid more serious issues.

You Notice Visible Signs of Leaking

You may see staining along your ceiling or walls if your pipes are leaking inside of the walls. You may also notice that your home is wetter than normal, with higher levels of humidity. Mold and mildew may begin to grow, or condensation could start forming on metal and glass.

You're Experiencing Low Water Pressure ( Volume , actually)

When you turn your faucet on, does it come on with less strength than it used to? Low water pressure and/or water volume (often mistaken for one another) is one of the most distinct signs that your pipes could be leaking or corroded, and need to be replaced. When galvanized water lines become clogged with corrosion, less and less water can come through. This gives the illusion that you are losing ‘water pressure’. What’s REALLY happening is that the piping is so corroded that the water can barely push through to your faucet – giving you the illusion of low pressure. Think of it this way: If you barely turn on a garden faucet with a hose attached, and then walk to the end of the hose... it will appear as though you have no ‘pressure’, when in fact, you have no ‘volume’ because you need to open the garden faucet more. Having corroded water piping will restrict the water from coming through at a good pace. By replacing the corroded piping with new water lines, you have just ‘opened the garden valve’ more, letting more water flow to your faucets!
